Summer is a great time to get any necessary roof work done while the weather is still dry and sunny. It’s also the season when the kids are out of school and a great time for families to get together. Many of our clients wonder if it’s okay for them to stay home during a roof replacement or any other type of roof work. It’s usually up to our customers if they want to stay at home during a roof repair or replacement. While it’s not necessary to completely move out of the house during a roof replacement, there are definitely some precautions you should take.

How Long Will Replacing Your Roof Take?

The duration of replacing a roof depends on various factors such as the size of the roof, the materials being used, and the weather conditions. Generally, for an average-sized home, replacing the roof can take anywhere from a few days to a couple of weeks.

The process usually involves the removal of the old roof, inspecting the roof deck for any damage, installing new roofing materials, and performing necessary repairs. It is advisable to hire a professional roofing contractor to handle the replacement, as they have the expertise and experience to efficiently complete the job. Additionally, a roofing contractor can provide a more accurate estimate of the time required based on the specific details of your roof.

Weather conditions can also affect the duration, as rain or extreme heat may cause delays. Proper planning and communication with the roofing contractor can help ensure a smooth and timely completion of replacing your roof.

What to Expect When Replacing Your Roof

When it's time to replace your roof, there are a few things you can expect. First, the process of replacing your roof can take a few days to complete. The duration may vary depending on the size of your roof and the complexity of the project.

You will need to hire a professional roofing contractor to carry out the work. They will start by removing the old roof, which involves tearing off the existing shingles, underlayment, and sometimes the roof deck.

Once the old roof is removed, the contractor will inspect the roof deck for any damages and make necessary repairs. Then, they will install the new underlayment followed by the new shingles. Throughout the process, you can expect some noise and disruption but the contractor will take measures to minimize the impact on your daily life.

It is important to communicate with the roofing contractor and ask any questions or concerns you may have to ensure a smooth replacement process.

Safety First

It’s a top priority that our customers stay safe whenever we come over to repair or replace a roof. When replacing a roof, we often have to remove the old shingles and nails before installing your new roof. This means there will be falling debris and nails on the ground while we get the roof work done.

It’s crucial for everyone to stay inside or away from the lawn and anywhere near your roof. Even after roof work is finished, it’s always a good idea to be cautious around your property in case there are any pieces of leftover debris.

Avoiding the Noise

Another factor to consider is the noise from hammering shingles onto your roof. Some homeowners have larger homes or basements where they can relocate to another room to minimize the noise. However, if you work at home, the hammering noise could be very distracting!

Roof work noise can also be very distressing for pets, so you may want to consider having them stay with a neighbor, friend, or family. Homeowners are not required to stay at home when we’re working on a roof, so you can also make plans to take your family out on a day trip to avoid the noise, and return home when the work is done for the day.

Talk to Your Roofer

Your roofer will let you know what to expect prior to your scheduled roof repair or replacement. And if you have any questions (even if it’s if you should stay home during a roof replacement), don’t hesitate to ask! Your roofing contractor can let you know what they need from you. The roofing proposal will also let you know how long your roof work will take. That way, you can make the necessary arrangements for your family ahead of time.

As we’ve mentioned, it’s preferable for homeowners to get their roof repairs and replacements done during the dry seasons of the year. That will ensure that your project won’t get delayed or paused by bad weather. Not sure if your roof needs work? Then schedule a roof inspection with IBEX Roof today! We will assess your roof and let you know if it needs maintenance, repair, or replacing.

If your roof is healthy and doesn’t need any work done, then we’ll let you know that, too! Call us at 360-218-3108 or fill out our online form to schedule an appointment today.

Did you know that IBEX Roof is a Certified Malarkey and CertainTeed installer? We strive to serve the roofing needs of our customers and being certified roofers is one of the key reasons customers trust us.

When hiring a roofer, always make sure they are licensed, bonded, and insured. After that, check out their certifications. Here is why you should consider a certified roofer instead of a non-certified contractor.

Knowledge

Our team members go through many training sessions in order to become certified. These training periods help us stay on top of the latest technology in the roofing industry. We also learn the most up-to-date best practices as roofing methods improve over time. We learn how to properly install, repair, and replace the appropriate roofing materials straight from the manufacturer.

Attention to Detail

You can’t become a certified roofer without having installed some roofs and having roofing experience! The certification process is a great investment our team makes so that we can improve our craft and better serve our customers. It includes many courses that go over every type of roofing material we might use, not just the shingles, and how to best use them in a roofing installation. Being certified is our promise to you that we will never cut corners.

Accuracy

Have you ever gotten a roofing estimate, only to pay way more than you expected for the completed job? Fortunately, that will never happen with IBEX Roof. As one of the qualifications for certification is roofing experience, our team has a combined total of 215 years of experience! Because of this, we know exactly what we’re talking about when it comes to taking care of your roof, including how much your roofing project will cost and how much time it will take to complete. We dedicate ourselves to always being honest and upfront with our customers with no secrets and no surprises!

Better Warranties

Did you know that you also benefit from IBEX Roof being certified roofers? Our certification allows us to offer longer warranties to our customers. These warranties are as secure as your new roof because they are not just back by us, but directly by the manufacturer. In short, this means they are very confident in our workmanship!

IBEX Roof Accreditations

Our goal at IBEX Roof has always been to be a positive change in the roofing industry. This means providing the best service and helping our customers understand our process.

In addition to being Malarkey and CertainTeed certified installers, we have other accreditations that speak to our reputation:

Did you know that the National Roofing Contractors Association recommends homeowners to get a roof inspection at least two times a year during the spring and fall? However, not many people get their roofs inspected. In fact, they won’t call a roofer until there’s an emergency, which often means a costly repair or roof replacement.

Calling your local roofer for any type of roof work may seem like a big deal, but it’s not! Think of a roof inspection like you would an annual physical at the doctor’s office or a routine oil change for your car. We promise – it’s not as daunting as it may seem. Regular roof inspections give homeowners the confidence that their roof’s integrity is intact and that their home will continue to protect them.

Should You Inspect Your Own Roof?

We don’t recommend homeowners inspect their own roofs for safety reasons. As professional roofers, we are trained to look for problems on your roof while taking the proper precautions against walking over compromised areas or falling. We also have a checklist of issues to look out for and will be able to spot problems without tearing or picking apart your roof.

Homeowners should NEVER climb their roofs to inspect it if they suspect serious damage. Not all roof damage can be seen from the outside; you could accidentally walk over a weak area on your roof and fall through.

What We Look For

Not everyone realizes that the roof is comprised of a lot more than what you see from the outside. In addition to damaged or missing shingles, we also look at your gutters, chimney, vent pipes, and more. Here’s an example of a roof inspection checklist of what we keep an eye out for on your roof:

Some of these issues involve light maintenance on your roof, such as trimming back tree branches or blowing away excess debris that may be stuck in the valleys and crevices of your roof. Other issues are simple repairs that can be done under a day.

Congratulations – you’re thinking about buying a new home, maybe even your first home! Becoming a homeowner is an exciting endeavor that comes with a lot of possibilities, as well as responsibilities. Maybe you’re looking to purchase a newly built home, or maybe you’re considering a fixer-upper.

No matter what type of home you’re looking at, IBEX Roof has all your roofing needs in mind. Because the truth is, roofs are often overlooked during the home buying process. That’s why, when it comes to your roof, we’ve come up with the Homeowner’s Guide to Roofing! Here’s what to consider when buying, owning, and selling your home.

Before Purchasing a Home

Get an inspection

Both the states of Oregon and Washington do not require homeowners to get a home inspection before buying a home. However, most homeowners consider getting an inspection a wise investment, especially when you’re thinking of investing in a new house! Home inspections usually look at the home’s electrical, foundation, plumbing, and more. You could also hire a roofing contractor to come and just do a roof inspection.

Getting an inspection can be helpful because it will let you know, as a new homeowner, what to expect out of your potential home. Finding any type of damage doesn’t mean you can’t purchase the house, but it could definitely affect the value of your home, as well as your decision to buy it. And if you do decide to buy, you’ll know what types of repair you’ll need to make before or after moving in.

Ask for the history of home’s roof

It’s not always possible to get the roofing history of a home from the owner. But if you are able, find out when the last roof replacement was. If it was recent, find out whether or not the warranty gets passed down to you or if you need to pay a transfer fee. You can even ask the current homeowners how they’ve maintained their roof and for the contact information of their roofer.

Owning a Home

Maintaining your roof

he average can last over 25 years if you properly maintain it. This usually means trimming back overhanging trees and blowing away debris, like pine needles and leaves, when it starts to pile on your roof.

Yes, gutters are part of the roof

Not everyone thinks about gutters when they think about their roof, but gutters are, in fact, a part of the roof system! If your gutters are sagging, splitting, or overflowing during the rain, you should consider replacing them. And just like maintaining your roof, you should also maintain your gutters by keeping them clear of debris so water can easily flow through.

Don’t wait to make repairs

Another huge part of maintaining your roof is by making sure you take care of small repairs as soon as you notice them. Otherwise, they can turn into much more serious issues that are more costly to deal with. Missing shingles, granule loss, sagging, rust, and cracks are all signs of some type of damage on your roof. Making these repairs as soon as possible will not only help your roof last longer, but it will also save you a lot of money in the long run.

Get regular roof inspections

Stepping onto your roof without the proper safety gear is very dangerous, and we don’t recommend it. Not to mention, you may not know exactly what to look out for if you’ve never done roof work before! Consider getting a yearly roof inspection by a local roofing contractor. Our professionals at IBEX Roof are trained to safely go on top of your roof and see if there are any damages that need to be fixed. If so, we’ll give you the best options on how to move forward. If not, we’ll let you know that you’re good to go!

Know your insurance policy

Like any insurance policy, it’s important to evaluate your homeowner’s insurance coverage. Understand what your policy covers and what it doesn’t so you can be prepared for the future.

Selling Your Home

To replace a roof or not

If you know you’ll be selling your home in the next few years and your roof is on the older side, you may want to consider getting a replacement. It may even be in your best interest to get a roof replacement right away if its in noticeably bad condition.

Talk to your realtor

An experienced realtor should know the best way to present your home, including your roof. Ask them what they think about your roof. Should you get your roof cleaned? Does it look like it’s in bad shape? Your realtor can give you the pros and cons of getting roof work done. Or, at the very least, tell you what to expect when selling your roof as-is.

Get an inspection certificate

Consider getting an inspection by your local roofing company and asking them for an inspection certificate. Having an inspection certificate, especially for a roof that’s under 15 years old, can give potential buyers confidence in the quality of your roof.

Make a good impression

Selling a home is all about presentation; the outside of your home, including the roof, is the first thing potential buyers will see! Be proactive by giving your home an exterior cleanup before putting your home on the market. A professional roofer can get rid of the debris in the crevices of your roof, clear away your gutters, and, if needed, treat your roof for moss or algae. Every detail counts; by presenting a clean roof, potential buyers will know that you took great care of your house.

Getting a roof estimate is common when searching for the right roofing contractor. However, not all estimates and roofing proposals are the same! So when it comes to getting a roof replacement estimate, or even a roof repair estimate, what should you be looking out for?

Shopping Around

It’s normal for homeowners to try and get bids from different contractors. And while it’s important to consider your budget, you shouldn’t always necessarily go with the lowest bid. A reliable contractor will take into consideration your budget and go over different financing options with you, if needed.

Find contractors who have great references and quality reviews. A good way to get recommendations is by asking friends, family, and neighbors if they’ve had roof work done. Getting recommendations is a lot more helpful than an online search and can help narrow down your choices.

Red Flags

Usually, a roofer will inspect your roof before providing an estimate. You can ask them what they are looking for during an inspection. Be wary if a roofer does not go onto your roof or closely inspect your roof before handing you a quote.

Another red flag is if a roofing contractor hands you a number without any sort of itemized document. A true roof estimate will include the tasks that need to be done for your roof. This includes removal of shingles, the types of repairs that need to be made, and cleanup.

Other Questions to Ask Your Contractor

First and foremost, you should always make sure that the roofing contractor you choose has all their paperwork in order. This includes their business license for your state and proof of bond and workers compensation for ALL employees and contractors. These are crucial for every contractor to have. Otherwise, you could find yourself in trouble.

If you have any other questions outside of a roof estimate, be sure to ask! Some common questions to ask include:

At IBEX Roof, it’s important for us to be on the same page as our customers. If you’re unsure of what type of work needs to be done to your home or why we use the materials we do, please ask us! We believe that homeowners should know what’s going on with their own homes and not be left in the dark. Asphalt roof shingles have been used for roofing since 1901 and it rapidly became the most popular material for roofing. Even now, it’s the most common type of roof installed to cover homes. What makes asphalt roof shingles waterproof is, as the name suggests, asphalt. Often, these shingles were marketed by weight; the heavier the shingle, the higher the quality and more durable the shingle.

But as the price of crude oil, of which asphalt is a byproduct, started to become more expensive. And this led to manufacturers using less asphalt and more fillers in their shingles to reduce costs. This is why many asphalt roof shingles manufactured today are a lot lighter and thinner than they used to be. Some manufacturers are using more fillers, which really lower the quality of the roofing shingle. In fact, the shingles on your current roof may be better quality than many of the “Lifetime” shingles offered on the market today.

As a result, you may have noticed roofing manufacturers, or even roofing contractors, offer lifetime warranties on their shingles. If the pricing of shingles are going up, then having a longer warranty makes sense, right? Not exactly.

Reading the Fine Print

As a result, you may have noticed roofing manufacturers, or even roofing contractors, offer lifetime warranties on their shingles. If the pricing of shingles are going up, then having a longer warranty makes sense, right? Not exactly.

While a “Lifetime Warranty” sounds great, that’s merely the name of the warranty. To really know and understand what you’re actually getting from this warranty, you have to read the fine print. In fact, most of these warranties only cover manufacturing defects, which are very difficult to prove after 10 years from your installation. Furthermore, these warranties never cover the lifespan of your roof. Many of them also have clauses that limit the warranty for certain types of damage, and that’s only if you have a leak. No leak? Then no warranty.

Who Can You Trust?

It’s not always easy navigating through all the different roofing options and trying to figure out which one is going to be the best one for your home. That’s why it’s important to find a local roofing contractor you can trust; always make sure that your contractor is licensed, bonded, and insured.

At IBEX Roof, we care about our customers and want to deliver the best. That’s why we focus on educating our customers so that you know exactly what you’ll be getting…without any of the fine print. We are always happy to answer any of your roof-related questions. And, when it’s time for you to replace your roof, we offer a variety of options so you can choose what you think is best for your home.

One of the biggest complaints in the roofing industry is when contractors don’t properly clean up after they’ve finished a roofing job. And IBEX Roof gets it: not only does a mess left behind look bad, but it can also be dangerous for the homeowners and their family! That’s why we pride ourselves in taking the best care of our customer’s homes, from start to finish. And that includes a thorough roofing clean up.

We Stay Proactive

IBEX Roof starts the roofing clean up process before we even begin working on your new roof. Instead of bringing in a dumpster in to catch debris, we use a dumpster trailer. Big dumpsters can end up leaving ugly scratches on your driveway. Dumpster trailers, on the other hand, have wheels that make it easy to pull up into your driveway without leaving any damaging marks.

Second, we bring out the tarp! We use tarp to cover anything on your lawn or surrounding your home that could be damaged by falling debris. This includes landscaping, ponds, fountains, or backyard furniture.

Catching Metal

Roofing jobs could have over 10,000 nails involved, and that means 10,000 chances of a car tire popping! To keep our customers safe from stepping on any nails after we leave the job site, we sweep around your home with magnets to make sure there are no nails left behind.

First, we use a magnet wheel. As the name suggests, it’s a large, rolling magnet that picks up any metal that is dropped on the ground. Then, we use a smaller magnet sweep for smaller spaces like bushes and shrubs. Using these two magnet tools, we make sure that every space around your home is covered.

Our Finishing Touches

Even after all the metal is picked up and your landscaping looks as beautiful as when we arrived, our expert contractors still do a last sweep to make sure our roofing clean up is 100%. If our metal sweepers can’t fit in a space, such as your gutter, we’ll stick our hands in to clean out any debris left behind.

IBEX Roof loves our customers and we treat your home as if it was ours. Whether it’s a roof repair, roof replacement, or skylight installation, we take pride in our process from start to finish. Get an estimate for your next roofing project by filling out our online form today!

Roof installations are a big project. It’s a true investment for your home and it’s often an agonizing decision to choose the right contractor. The decision might involve getting recommendations from friends, looking for great reviews, and finding a price that matches your budget.

But sometimes, a friend’s recommendation doesn’t turn out to be that great. Or maybe you hire someone who has a crew of unqualified subcontractors. And sometimes, we just end up paying too little and the final results shows.

Seeing issues after a new roof installation is a stressful situation. Not only does the time spent installing your roof feel wasted, but the security of your home is now compromised. And you may be thinking, “What now?”

Working With Your Existing Contractor

Most contractors will give homeowners a couple of days after installation; this gives you time to inspect the roof and make sure everything looks and feels good. It’s natural for there to be a few small issues sometimes, and most contractors will be happy to fix them! If you are experiencing leaks or see some shingles that seem out of place, bring these concerns up immediately with your contractor. Ask for photos of the roof work to make sure everything is in place. Ideally, your contractor will work with you to correct any problems so you can feel good about your new roof.

Get a Second Opinion

If you’ve brought up concerns about your roof to your contractor and they refuse to take a second look, you may want to get a second opinion from other local roofing companies to verify your concerns. They can inspect your roof and let you know why something is done a certain way, or if there really is a problem with the new installation. In the event of negligent craftsmanship, they can likely take photographs for you and offer solutions or suggestions on what to do next.

File a Complaint

If you’ve gotten a second (or third) opinion that verifies an issue with your roof installation, you can try to work with your original contractor to see if they will help you fix the issue. But if they are unresponsive, it’s important to take a good look at your original contract and consider litigation. Hiring a lawyer and organizing a case can be a long, lengthy, and costly process.

Avoid the Headache, Call IBEX

Finding the right roofing contractor from the get-go is key to avoiding a bad roof installation. We know that’s easier said than done, and IBEX Roof always advises our customers to be proactive. Get proof of your contractor’s business license, bond, and worker’s compensation for every single employee that works on your roof. Otherwise, you may end up with even more serious problems than an improperly installed roof!

IBEX Roof’s great service is proven by our repeat customers, referrals, and reviews. But if you’re dealing with a bad roof installation from a different contractor, we’re here for you, too! We can help correct an improper installation with professionalism and the customer service to match. If you live in the Vancouver, WA or Portland, OR area, give us a call at 360-218-3104 and we will help you out.

Every home needs a roof, and it’s not uncommon for homeowners to experience roofing problems at the times they least expect it. Maybe there’s a sudden water leak in your home. Or maybe a tree fell during yesterday’s storm and caused some major damage. In these cases, even waiting a few days or weeks to get your roof fixed is not an option. In fact, letting too much time pass when you are in need of major roof repair can end up causing even more damage. This will ultimately cost you more money to get it fixed.

While being able to pay for a roof replacement or roof repair in full is ideal for most homeowners, having to unexpectedly do so is not necessarily in everyone’s budget. The good news is that there are many roofing companies that offer financing options.

Budgeting For New Roof Financing

Many roofing companies that finance want to help homeowners work within their realistic budget. Before you consider financing, assess what your current budget is for a new roof. Your roofing contractor can then work with you to find the right materials that will fulfill your roofing needs while staying within your budget. Once we’ve determined the materials and cost of your roofing project, we can then move to financing options.

Roof Financing That Makes Sense

Consider what your best options are; there will always be a few choices when it comes to new roof financing or financing a roof repair. If your roofing issues are not urgent, spend some time saving up for a repair. But if the cost of financing your roof will be less than letting your roof sit and suffer more damage, then that is likely the smartest decision to make. Always look at interest rates carefully; if those rates are going to be through the roof, then you might want to look at other options elsewhere.

Paying for the roof that will protect your home should never be a burden. That’s why IBEX Roofing is here to help you explore your options. We can help assess any damages on your roof and advise the best course of action. We also give our costs up front so you don’t have to worry about additional surprises. Give us a call today; we’ll get you an estimate on your next roof replacement or repair and we will also be happy to go over a financing plan that will work for you.
